The
goal of staging a property for sale is to make the
property more attractive to the largest number of
potential buyers, so that the property sells quickly and
for more money.
When
staging a home you must neutralize and de-personalize
its decor, provide a cohesive and complimentary style,
and create the vision of the property’s true potential.
Cleaning, de-cluttering, re-organizing, re-designing,
re-accessorizing, painting and furniture placement may
all be involved in the staging process.
The
end result is remarkable!
Recent surveys and statistics:
A study of
126 vacant and occupied homes that were listed without
being staged, did not sell. The average days on market
were 263 (that’s over 8.5 months)! These same homes
were then staged by a professional, listed again and
ended up selling. The average time that these
properties sold in was 60 days. Staging these homes
resulted in them selling in 78% less time! (RESA –
2009 Study)
This same
study looked at 284 vacant and occupied homes that were
staged before they were listed. The average time
on market was only 40.5 days! (RESA – 2009 study)
“Your
investment in staging costs less than the first price
reduction.” (Barb Schwartz, The Creator of Home
Staging)
“87% of
people said that home presentation makes a difference in
most sales.” (AOL Money and Finance Poll)
A survey of
nearly 1,000 real estate agents revealed a ranking of 12
areas of home improvement that paid the biggest
dividends. The top improvement was cleaning and
de-cluttering, with 98% of agents recommending this.
The second biggest asset when selling a home was having
it staged, with 82% of agents recommending this. (HomeGain’s
2009 survey)
“98% of the
houses staged have sold for over the asking price.” (HGTV’s
Designed to Sell)
